ADG Realty charges 8% of the Monthly rental amount as a Management fee.
50% of 1st full month’s rent as a Leasing fee for every newly acquired Tenant by ADG Realty Investments
$275 Renewal fee to include home inspection with pictures.
Full Month’s rent as a Procurement fee if the Owner is choosing to manage their property after a suitable Tenant is found. In this case, ADG Realty will market, screen applicants, prepare lease documents, and collect 1st full month’s rent and security deposit. Once this is completed, ADG Realty will hand over all information to the property owner including deposits.
ADG Realty is on call 24/7 for emergencies. Your Tenants will be instructed on how to put in maintenance requests on their tenant portal.
With ADG Realty, Owners will review and e-sign lease documents via Docusign after the Tenants sign unless ADG Realty has otherwise been instructed.
Tenant Security Deposits are held in a Trust Account by ADG Realty.
ADG Realty makes ACH payments between the 15th and 20th of each month to paid Owners. We will also cut checks if the Owner desires to have a paper check instead of an electronic deposit. All payments will be accompanied with a monthly statement of allocated expenses and disbursements.
Rent collection is handled between the 1st and the 5th. After the 5th, the Tenant is considered late and may be charged a late fee. ADG Realty will start collection proceedings after the 5th of the month and will report to Owner any Tenants that have not paid.
ADG Realty provides monthly property statements to Owners. 1099 and Schedule E forms are provided for taxes each January.
ADG Realty is able to sell real estate and locate investment homes for Investors. ADG Realty has over 20+ years conducting Property Management and Sales.
Even though we cannot discriminate against any qualified renter due to Federal Fair Housing guidelines; your property may not be suitable for Section 8. Even though rent is practically guaranteed, the Tenant will still be required to have an approved application with ADG Realty.
ADG Realty can start managing your property as soon as they have a signed Property Management agreement and the property owner is not under contract with any other property management firm.
You have to be at least 18 years old to apply. Application fee is $65/person. Application fee is non-refundable whether approved or not approved for the unit applied.
Once you have an approved application, you will only be required to pay your holding fee. Your holding fee is equivalent to your 1st months’ rent and is non-refundable. Your electronic lease will be sent to you for review/e-signature within the next 48 hours. Once you take occupancy of the unit, the holding fee will become your Security deposit.
Unfortunately we will not hold a property without an approved application and full month’s holding fee.
A co-signer may be accepted on a case by case basis. The guarantor application fee is $165; applicant fee is $65/person over 18 years of age.
Pets (Cats/Dogs) are accepted on selected units per Owner discretion. ADG Realty does not accept aggressive breed dogs or Exotic pets. Vaccination records are required well as pictures of the pet. There is a $450 non-refundable pet fee required for the 1st pet; $250 for 2nd if the pet is approved to move into home.
A roommate that wishes to stay in the home while the other roommate desires to move must be qualified to lease the home on their own. The staying roommate will need to produce income documentation to prove they are able to make the rent payment by themselves along with a new application. If they choose to have another roommate, the new person must apply as a new applicant.
There are several options for paying rent. Most tenants use bill pay from their personal financial institutions. Once set up, your financial institution will send your rent payment monthly to ADG Realty Investments, PO Box 54, Monroe, NC 28111. You also have the option of paying cash at several retail locations, or using RentCafe via the Tenant portal provided by ADG Realty once the tenant moves in.
The Owner of the property is responsible for most repairs to the unit. The tenant is responsible for any repairs due to neglect. Clogged drains and toilets are examples of Tenant responsibility.
You are required to give ADG Realty a 30 day notice to vacate per your signed lease agreement. Once the notice is given to ADG Realty; you will be sent a move out form and the rental home will be put on the open market in order to secure a new Tenant.
